Overcoming Gas Efficiency Barriers
in Commercial Buildings
June 15, 2017  •  1:00 pm (ET)

Waypoint implements the Connect program in the Southern California Gas Company (SoCalGas) service territory to drive deployment of natural gas energy efficiency measures (EEMs) in commercial real estate (CRE) properties. This program takes a portfolio approach, facilitating collaboration amongst key decision makers, allowing SoCalGas to develop strong relationships and capture energy savings within the typically hard to reach CRE market.

First, a benchmarking analysis is completed across each CRE partner’s portfolio, resulting in a weighted rank of each property in the portfolio. Top-ranked buildings are given on-site energy audits and customized business case reports that include tailored EEM recommendations and actionable incentive information. Subsequent follow-through on EEM implementation with building teams results in increased CRE market uptake of SoCalGas incentive programs. In two years, 55 properties have been benchmarked covering over 20 million square feet, and resulting audits have identified over 240,000 therm savings to be reviewed for implementation.

Key Takeaways:

  • Learn how to engage CRE stakeholders at all levels of management to ensure buy-in and participation throughout the utility program from start to finish
  • Learn how to ensure the timely adoption of efficiency measures by understanding buildings’ capital budget cycles
  • Understand how to ease buy-in and implementation by communicating goals and benefits to both CRE stakeholders and utilities in terms and metrics specific to each party.
